HOW TO BOOK
Once you have made your selection, please contact us to make sure that the property is available on the dates you require. Once the provisional booking (option) is made we will hold the reservation for 1 week pending receipt of the completed booking form and deposit wiring.
A deposit of 50% of the full rental amount together with your signed booking (Internet) form will secure your holiday property. No contract exists before we have received your signed booking form together with the deposit.
When we receive payment for the balance, which is due 6 weeks before arrival, we will forward instruction to reach the property together with telephone number of the owner or caretaker. If the balance is not received by us we shall be entitled to cancel the booking and to retain the deposit. For bookings made within 6 weeks before arrival payment must include the full cost of the rental price.
– 10% of the total amount from reservation to 60° day before arrival.
– 30% of the total amount from 59° to 40°day before arrival.
– 75% of the total amount from 39° to 15° day before arrival.
– 90% of the total amount from 14° to 9° day before arrival
– 100 % of the total amount from reservation to 8° to the day of the arrival
We accept no liability in respect of any loss or damage of any kind caused by wars, threat of war, natural disaster riots, strikes, floods, storms, or any other event which constitute “force majeure”.
The maximum numbers for each property are stated in the individual accommodation description-The numbers cannot be exceeded- We asked that all persons intending to use the property during the holiday should be named on the booking form.
Generally speaking arrival is between 4.00 p.m. and 7.00 pm. We always ask our guests to tell us before the aproximately arrival time. For late arrivals (with no advise) we ask 50€ extra fee. After 11 pm we can’t guarantee the access to the rental.
Generally from 8.00 to 10 a.m. or in accordane with the guests.
A refundable security deposit is required and to be paid at arrival in cash. It will be refunded at departure, less deduction made for costs not included in the rental price and any damages caused to the property. If such cost or damage exceed the deposit, we will inform you and you will agree to make prompt reimbursement.
UTILITIES & CLEANING FEE
Heating costs are required and are to be paid at departure. Heating as well as. telephone are metered and payment is based upon consumption. The heating cost is 3€ each cubic meter.
For the telephone use a deposit of 250€ is required. At the end of the holiday we will balance the amount. (Service in Italy calling the 4717).
We accept little pets.
In Italy there are two types of power supply: 6 KW and 3 KW. Please ask the owner or caretaker which of the two supplied the house you are renting This is the maximum amount of electricity which can be used at any one time. If it is overloaded by using too many appliances at once, the power supply cuts off. Following is a list of electrical appliances and the amount of energy each consumes: Electric oven 2.5 KW Washing machine 2.5 KW Dishwasher 3 KW Iron 2 KW Each lamp bulb uses an average of 60 W.
The use of accommodation and amenities, such as swimming pool, moorings, boats, bicycles is entirely at the user’s risk and no liability can be accepted for injury to a user or visitor and loss of damage to the user’s or visitor’s belongings.

Check out must be no later than 10.00 a.m. The purpose of this letter is to establish an agreement as to the responsibilities that you are assuming, on rental. Please take note that the property is in constant use by tenants, the owners, their friends and family members who will be arriving there immediately upon your departure or very soon thereafter. We ask you therefore to accept responsibility for leaving the house, its furnishings and equipment in the same good condition that you find them to be in upon your arrival. In view of this consideration, we would ask you to advise the owner or caretaker as soon as possible, of any breakage, in order for repairs or replacements to be undertaken before the next guests arrive. Should you be responsible for the damage, it is expected that you bear responsibility for the cost of these repairs, notwithstanding this may exceed the total amount of the security deposit.
You will agree not to move any bed or other large pieces of furniture nor to make any structural change in the house, nor to mark or damage the walls, floors, ceiling, woodwork, linen or equipment. You will agree not to sublet the house to other people nor will you allow any persons, other than those registered on the booking form and whose presence has been registered on arrival, to use the property or any part of it in any manner; furthermore, the number of persons using the property must not exceed that agreed to on the booking form. You will agree that I, the landlord, will not accept liability for any bodily injury which may occur on the premises, to yourself, to your guests or to any other person who has entered there with your implicit or explicit permission, nor will I accept liability for any loss or damage to any personal effects or belongings for which yourself, your guests or any other person are responsible for, whatever the cause. You will agree to return all keys and locks pertaining to the property on your departure.
Failure to do so or loss of these will result in the replacement of them at your expense.
This agreement shall be governed by and in accordance with the Laws of Italy.
Conflicts of Law or the principal thereof, between the two parties, arising from and relating to this agreement, shall be settled in the applicable courts of the City of Milano Italy. The tenant’s signature on this letter of agreement shall indicate that he or she has read and accepted its terms and conditions.
